Why getting multiple quotes matters
Prices for the same job can vary a lot between contractors, depending on their overhead, how busy they are, the materials they quote and how they handle permits. Comparing at least three written quotes is one of the easiest ways to avoid overpaying, and it also helps you spot a quote that's suspiciously low.
Before you ask for quotes
- Define the job clearly. Write down what you want done, the materials you prefer and any must-haves. Contractors can only compare apples to apples if you describe the same job.
- Set a realistic budget. Include a cushion of around 10–20% for surprises, especially in older homes.
- Take photos and measurements. They speed up estimates and reduce change orders later.
- Check permit rules. Many electrical, plumbing, roofing and structural jobs need a permit. A good contractor will know and pull it.
How to compare quotes
| Check | What to look for |
|---|---|
| Scope | Every quote covers the same work, materials and cleanup |
| License and insurance | Active license for your state and liability insurance. Ask for proof. |
| Payment schedule | A reasonable deposit, then payments tied to finished work, never everything upfront |
| Timeline | Start date, expected finish and what happens if it runs late |
| Warranty | Written warranty on labor, plus manufacturer warranties on materials |
The cheapest quote isn't always the best value. A quote that leaves out permits, disposal or materials will often cost more by the end.
Red flags to avoid
- Pressure to sign today or "this price is only good right now."
- Cash-only or full payment upfront.
- No written contract, or a contract that's vague about scope and price.
- Door-to-door offers after a storm from companies you can't verify locally.
Common questions
How many quotes should I get?
Three is a good rule of thumb. It's enough to see the normal price range without spending weeks scheduling visits.
Are online quote services free?
For homeowners they usually are. Contractors pay the service to be matched with people who need work. You're not obligated to hire anyone.
Should I always choose the lowest bid?
Not automatically. Compare scope, materials, warranty and reviews. A slightly higher quote from a well-reviewed, insured contractor is often the better deal.
How much deposit is normal?
It varies by state and project, and some states limit deposits. Be cautious of any contractor asking for most of the price before work begins.
